What we take on
- ADUs, junior ADUs, garage conversions, additions and remodels
- Structural design and stamped calculations under a California PE licence
- The bracing system: shear walls, holddowns, sill anchorage, and the open front condition a garage conversion creates
- A written 35-check review of a set, whoever drew it
- Correction letter response and resubmittal
What we do not
- This practice does not offer architectural services and does not hold an architect's licence. Anything that needs an architect's licence, which is referred out, is named to you before it is sent.
- Commercial work, and residential work past four units or past two storeys and a basement
- Construction. We design and document, we do not build
- Promises about how long your city will take. Nobody can know that
On price
- Fees are quoted per project once the scope is known, because a 400 square foot junior ADU inside an existing garage and a new detached ADU are not the same job.
- No figure is published here, because a published figure that does not match your project is worse than no figure.
- If a project does need an architect, you are told at the first conversation and referred, not billed to find out.
